CANCELLATION

Cancellations must be made before 12:00 PM 48 hours prior to arrival to avoid a charge of one night's room and tax fees (with the exception of the city tax).

In case of no-show (e.g. guests not showing up at the date of arrival) or cancellations received after 12:00PM 48 hours prior to arrival, one night's room and tax fees (with the exception of the city tax) will be charged.

In case of early departure, cancellations must be made before 12:00 PM 48 hours prior to the actual departure date to avoid a charge of one night's room and tax fees (with the exception of the city tax) as early departure fee.

SPECIAL RATES / NOT REFUNDABLE RATES

Non-refundable rate: The full stay will be charged at the time of booking, cancellation or refund is not allowed.

Last minute rate: Reservations made after 12:00 PM 48 hours prior to arrival are considered "last minute" and cannot be modified or cancelled without penalty (see cancellation policies above).

DEPOSITS & GUARANTEES

A valid credit card must be presented at Check-In.

Alternatively, in lack of a valid credit card, the amount of the full stay (room plus all taxes) has to be settled at check-in and later consumptions at the hotel bar have to be paid on the spot.

A valid credit card or a prepayment is required at the time of booking to guarantee the room.

The hotel reserves the right to pre-authorize, 72 hours before arrival, the provided credit card up to the full reservation amount at point of reservation. This is only a pre-authorization, meaning no actual charge into the account.

Special event periods may require an actual deposit depending on the time of booking and will be stated during the booking process.

Reservations that are not guaranteed are automatically considered null/invalid after 6:00 PM of the arrival date.

Reservations guaranteed by invalid credit cards are automatically considered null at the moment of verification.

The hotel can charge the guest's credit card in the following instances:

CHECK-IN & CHECK-OUT

Check-In time is 2:00 PM

Early Check-In is by request only and not guaranteed.

Late Check-In (after 6:00 PM) has to be announced by contacting the hotel directly and guaranteeing the reservation with a valid credit card.

Check-Out time is 10:00 PM (12:00 PM for Comfort Rooms and Suites).

Late Check-Out (until 12:00 PM), if not included in the reservation, must be coordinated with the hotel if it is available.

After 12:00 PM of the departure day, one night's room and taxes (with the exception of the city tax) will be charged.

OCCUPANCY & IDENTIFICATION

Guests must be at least 18 years old and provide valid identification (passport, ID card or driver's license) to check into a hotel (if not accompanied by adults).

Only registered guests with valid I.D. are allowed into the hotel's guest rooms and premises.

The room itself can only be occupied by people registered in it. Entertainment in mixed company or private visits from unregistered persons, in hotel guest room, is not permitted. Further guests or visitors are only allowed into the room upon specific request, after showing valid I.D. and receiving approval from the hotel's front desk.

The hotel has the right to request guests and/or third parties, to vacate room or leave the hotel premises, whenever not respecting any article of the hotel's internal rules, or behaving improperly at the criteria of the hotel management.

The hotel has a zero tolerance policy in which it will refuse to admit or refuse service or accommodation in the hotel or may remove a person who: while on the premises of the hotel acts in an obviously intoxicated or disorderly manner, destroys or threatens to destroy hotel property, or causes or threatens to cause a public disturbance; or refuses or is unable to pay for the accommodations or services. The hotel may limit the number of persons who may occupy a particular guest room in the hotel and will only allow registered guests to use its facilities. A person who negligently or intentionally causes damage to the hotel or any furniture or furnishings within the hotel, shall be liable for damages sustained by the hotel staff, including the hotel's loss of revenue resulting from the inability to rent or lease rooms while the damage is being repaired.

At the moment of check-in, the number of people checking in has to match the number indicated in the reservation. In case of additional guests, the originally booked room rate will be subject to surcharges depending on the necessary room typology. In case of fewer people than reserved, the room rate will remain unaltered.

LUGGAGE STORAGE

Luggage storage is available to guests of the hotel through the Front Desk at no charge. Luggage can be held at the hotel during your stay for up to 24 hours. The hotel is not responsible for luggage stored after 24 hours.

LOST AND FOUND, DAMAGE AND THEFT OF PERSONAL ITEMS

The hotel is not responsible for lost, damaged, or stolen cash, jewelry, personal items or other valuables left unattended in guest rooms. All comfort rooms and suites are equipped with in-room safes, and the Front Office offers a safety deposit box facility.

The hotel's liability regarding items in the safe deposit box is limited to the equivalent of the rate of a one night stay.

Should any guests lose personal belongings whilst staying at hotel, if recovered, the item will be recorded as 'found'. The hotel keeps detailed records of all 'found' items, and will make a reasonable effort to contact the guest if an item is left in the hotel's guest room after the guest has checked-out. The recovered item will be placed in the hotel's Lost & Found safety box and shipped back at the owner's request and expense. Any items in the Lost & Found, which are not claimed within ninety (90) days, will be disposed by the hotel as seen fit.

SMOKING

The Kolbe Hotel Rome is a non-smoking property. Smoking is permitted on the roof terrace, on the parking area and on the balconies of the street view rooms. Cigarette posts are provided for guest use.

CHILDREN

All children under 3 years of age stay free of charge when using existing bedding or provided baby cots. All children occupying an extra bed and/or over 3 years of age will be considered as an adult.

Baby cots are available complimentary upon request and must be arranged 24 hrs prior to the arrival date. Maximum capacity of baby cots per room is one.

ACCESSIBILITY FOR THE DISABLED

Handicapped accessible guest rooms are available and should be reserved in advance. For more information, please contact the hotel directly.

SHUTTLE SERVICE

Shuttle service is not included in any room rate. Shuttle service from/to the airports (or other destinations) can be booked as "extra" at the moment of online booking, or by contacting the hotel directly (by e-mail or phone). Prices may vary depending on scheduled time, quantity of people and quantity of luggage.

RATES & TAXES

The rates are intended per room, per night, services and VAT included.

The city tax of €6,00 per person per night is not included and has to be paid by the end of each stay (on checkout), directly to the property, at the front desk.

CITY TAX OF ROME

Since the 1st of January 2011, tourists visiting Rome contribute with a small fee to the costs of the services provided for them, through an overnight accommodation tax on tourist services in the city.

This has been established in the Municipal Council Resolution no. 67 dated 28/29th of July 2010 (and modified on July 24th, 2014), which implements a norm of national character specifically for the city of Rome, giving the city tax fiscal nature and making it mandatory for the taxable person.

The fee is asked of anyone staying in every overnight accommodation inside Rome's boundaries, with the sole of exception of hostels. The client is the sole and direct taxable person.

Children under the age of 10 years, as well as citizens residing in Rome, are exempt from payment.

The tax has to be paid by the end of each stay (on checkout), directly to the property, at the reception desk.

The fee is also asked of anyone who has booked or paid for the trip through a travel agency or tour operator and has to be paid directly to the property at the reception desk.

The city tax has fiscal nature and is mandatory. It follows that in the event of non-payment by the client, who is the sole and direct taxable person of the tax, the penalties provided by law will apply (see: Municipal Council Resolution no. 44 dated 24th of July 2014).

In 4 star hotels the fee is € 6.00 per person per night of stay.

TAX EXEMPT GUESTS

All tax exempt guests must bring an Individual Tax Exempt form from their organization and present it upon checking in.
